JOINERY DESIGN + DOCUMENTATION

Joinery represents a substantial part of any build. The joinery, and associated fittings are not given the consideration they deserve. Wardrobes, kitchens, bathrooms, laundries etc.  should be part of the initial design, however they are generally left until the construction starts with a provisional sum included in the contract.

However there is a cost for the design and documentation of joinery.

Design East can provide design and documentation for joinery for inclusion in the contract documentation. You will also be able to use that documentation to get a competitive price.

An alternative is to use a joiner who specialises in design and construction. Generally they will ask for a deposit before providing any drawings, and as they are copyright, you will not be able to “shop” them around to other Joiners for alternative prices.

 ELECTRICAL DESIGN + DOCUMENTATION

Electrical design and documentation are also often left until the construction starts with a provisional sum included in the contract. The BCA requires a certain level of documentation on lighting to satisfy Energy Efficiency – however that is not sufficient to provide an overall price for inclusion in a contract.

As part of the documentation Design East can provide a basic floor plan which can be taken to lighting specialists such as Casa Monde or Lights and Lamps who will then provide a lighting schedule for inclusion in a contract.

The basic plan can be used by you to mark up the location of power points etc. and Design East will document them on the drawings. Other items to consider are Data, telephony, and TV cabling.
